International Introductions & Brokerage Conditions

LUXURRE NETWORK — INTERNATIONAL BROKERAGE AND INTRODUCTIONS CONDITIONS

1. Participants and capacities
Depending on the assignment, Luxury Estate Broker and/or Luxury Real Estate Group may separately act as international introducing intermediaries, marketing coordinators or legally permitted brokers in relation to luxury residences, development sites, resorts, commercial property, islands and related assets. Their full legal names, jurisdictions, registration/licence numbers, registered addresses and authorised signatories must be verified and identified in each written engagement. Reference to either brand is not evidence of common ownership, partnership, agency or joint liability.

2. Engagement and authority
An owner, seller, developer or authorised professional must provide evidence of title, beneficial ownership, authority, corporate powers and any existing exclusive agent arrangements before any mandate begins. A separate written agreement must identify principal, agent(s), geographic remit, authorised activities, property, duration, exclusivity, marketing permissions and withdrawal/termination rules. LUXURRE platform acceptance is not acceptance of a brokerage mandate.

3. Local rules and execution
Any property inspection, negotiation, physical showing, brokerage activity, contracting, escrow handling or other local regulated conduct must be performed by an appropriately licensed or authorised local representative when required by law, or by owners and their authorised representatives to the extent the law permits. Licences, mandatory consumer notices and fiduciary obligations cannot be avoided by outsourcing, distance marketing or calling a service an introduction. No regulated investment, financial or legal advice is offered without separately verified authorisation.

4. Roles, conflicts and non-circumvention
Dual representation, referral payments and potential conflicts must be disclosed and approved where legally required. Non-circumvention, exclusivity or confidentiality obligations are effective only if specifically and validly agreed, proportionate, lawful and limited in duration and scope. Records may be retained to substantiate introductions under applicable privacy and evidence rules.

5. Fees and allocations
Listing fees, subscriptions, referral commissions, transaction-based success remuneration, broker-to-broker sharing and any network allocation must be expressly stated in a signed mandate before becoming binding. The agreement must specify calculation base, taxable amount, payment trigger, parties entitled, shared intermediaries, refunds, invoicing and taxes. No percentage displayed generally on the platform constitutes a concluded agreement. Local fee-sharing restrictions and professional laws take priority.

6. Due diligence and transaction risk
Applicants and counterparties are responsible for independent legal title, planning, tax, environmental, condition, valuation, beneficial ownership, financing, AML/source-of-funds and transaction diligence. Marketing particulars, translations, dimensions, forecasts and availability are not guaranteed and are not substitutes for transaction warranties. LUXURRE may require additional verification or suspend a listing pending checks.

7. No guarantees; lawful limits
No guarantee of sale, acquisition, closing, minimum price, buyer funding, licensing outcome or exclusivity applies unless specifically and lawfully agreed. Any negotiated allocation of direct liability must satisfy mandatory local law; fraud, intentional misconduct and non-excludable liabilities remain unaffected. Any disputes under a signed mandate follow that mandate and any overriding local law.
